Austin is officially landing Four Seasons' first standalone residential community in Texas. Austin Capital Partners and Dallas-based Lincoln Property Company have begun vertical construction on Phase I of Four Seasons Private Residences Lake Austin, 179 homes on a 210-acre hillside above nearly a mile of Lake Austin shoreline, about 20 minutes west of downtown.
The climb started once the $870 million construction loan closed, JLL announced, with TYKO providing the financing. At 6507 Bridge Point Parkway, the 179 residences spread across just four floors, with a marina on the water below.
Lincoln's own downtown work shows how different this one is. Waterline, the 74-story tower the firm developed with Kairoi Residential in Waller Creek, opened at the beginning of this month with 352 residences and the highly anticipated 1 Hotel Austin. In Dallas, its next tower, the Dallas Proper Hotel and Residences with Proper Hospitality, climbs 34 stories toward 2029.
At Four Seasons Private Residences Lake Austin, a Lake Clubhouse anchors the shoreline, with a private gondola that connects the hilltop residences with the private marina on the water beneath it. Up the hill, owners get a spa, an indoor pool and an athletic center, indoor courts, golf simulators, a private theater, and a Daniel Boulud restaurant.
Four Seasons is changing its Texas playbook here too. Its other project in the state, Four Seasons Hotel and Residences Dallas at Turtle Creek, follows the familiar hotel-plus-homes model, a 35-story tower due in October 2027. Lake Austin is the brand's first in Texas to stand as a residential community on its own.
The marina, the grounds, and the Four Seasons staff answer to 179 owners rather than to a hotel lobby and its nightly turnover. Designed by Milan-based Lissoni & Partners, the team has another waterfront project moving at the same time, The Ritz-Carlton Punta Nizuc in Cancún, which is now under construction and reaching toward a 2027 completion.
