About the project

Waterline is a 74-story, 1,025-foot mixed-use supertall at 98 Red River Street in Austin's Rainey Street district, now the tallest building in Texas. Developed by Lincoln Property Company and Kairoi Residential and designed by Kohn Pedersen Fox, the tower stacks 352 luxury apartments across its top 33 floors above roughly 703,000 square feet of Class AA office space, a 252-key 1 Hotel occupying 13 floors, and 24,000 square feet of ground-level retail and restaurants. The 3-plus-acre campus integrates with the Waterloo Greenway park system along Waller Creek. Waterline broke ground in September 2022 and topped out in August 2025; the office and hotel are targeted to open in spring 2026 with the residences following in fall 2026.
