ZD Jasper Realty's 12-story, 52-home boutique condominium has officially arrived at 439 West 36th Street, one block from the Hudson Yards towers on Midtown West's far west side, wearing a design by New York-based Archimaera and DXA Studio.
What makes the moment stand out is the scale, because fifty-two homes is a small number for this stretch of Manhattan. That works out to four to six per floor on a block where the neighbors count units by the thousand. Sorin's 48,138 square feet spread out to about 926 square feet per home.
ZD Jasper Realty and Archimaera are also bringing Paragon, a 23-story, 182-unit condominium in Hunters Point, Long Island City, due to open in November 2026. That means two buildings from one team, about two months apart, on opposite sides of the East River, with the second carrying three and a half times the homes of the first.
Around town, Malabar Residences, the 28-story, 145-unit tower from MRR Development and ODA Architecture in Midtown East, recently received its certificate of occupancy in August, a month after 550 West 21st Street, the 23-story, 83-unit building from Legion Investment Group and AVRS Partners in West Chelsea, topped out in July. A few blocks east of Sorin, Extell's The Torch passed the halfway mark over Times Square in August. The Flatiron Building, where The Brodsky Organization, Sorgente Group, and GFP Real Estate are converting the landmark due to open this fall, comes in with fewer homes.
