The St. Regis Residences, Miami is officially reaching its full 50-story height above Biscayne Bay, and the tower is topping out with its largest sale already signed, as The Charles, a full-floor penthouse spanning more than 10,000 square feet, has gone under contract for $47 million, one of the most significant residential transactions Brickell has seen. The topping-off ceremony in South Brickell is set for November 19, and it arrives with the 152-residence tower more than 80% under contract and on pace for a projected $1 billion sellout ahead of delivery in 2027.

The tower is a Related Group and Integra Investments project, designed by Robert A.M. Stern Architects, and it is among the final projects Robert A.M. Stern personally oversaw. The 50 stories now standing on the bay are a design he saw through in person. Stern's hand is visible elsewhere on Florida's coast right now, where RAMSA's South Flagler House is rising in West Palm Beach.

One residence out of 152 accounts for close to 5% of a $1 billion sellout, which works out to more than seven times what the average unit in the building would fetch. The rest of the inventory has kept pace. More than 80% of the tower is spoken for a year ahead of delivery, which leaves roughly 30 residences still to sell.

Residents will have access to more than 50,000 square feet of amenities. A private marina will sit on the bay, with a bayfront pool beside it and spa and wellness spaces behind. The St. Regis Tea Room will host the brand's signature Afternoon Tea along with its Evening Rituals. A residents-only restaurant will be run by Michelin-starred chef Fabio Trabocchi. St. Regis Butler Service will be available throughout the building.

The tower stands on the bayfront edge of South Brickell, the quieter residential stretch of Brickell Avenue where the towers thin out and the water opens up. The corridor is filling in fast. A few blocks north, Related Group's own Baccarat Residences Miami is rising now, and Cipriani Residences Miami is climbing alongside it. Ytech's 75 Broadway, a Kohn Pedersen Fox tower beside Simpson Park on Brickell's southern edge, just opened sales this month with completion expected in 2029. Across the city, Villa Miami topped out in Edgewater last month and Faena Residences Miami broke ground on the Miami River, which puts the St. Regis among a run of Miami's branded towers hitting their vertical milestones within weeks of one another.

The November 19 ceremony will be held at the sales gallery, with the developers on hand to mark the last major construction milestone before the tower turns to interiors and delivery in 2027. Related is betting that a Stern tower under a St. Regis flag sells out long before the doors open, and so far the contract book agrees.
