Set within Tribeca's Independence Plaza along the Lower Manhattan waterfront, 310 Greenwich Street is planned as a slender residential supertall whose footprint sits at the center of a three-winged podium woven into the existing complex. The tower's lower levels are clad in gray paneling framed by large square windows, while its upper shaft is articulated by a lattice of converging columns that taper toward the crown; brick-toned podium wings are scaled and detailed to echo the historic masonry character of surrounding Tribeca. Designed by Morris Adjmi Architects, the project layers hundreds of new market-rate and affordable homes above reimagined street-level frontage, with landscape interventions intended to soften the complex's original brutalist edges and improve the pedestrian experience along Greenwich Street. Its integration of a permanently affordable housing component alongside premium residences distinguishes it within the neighborhood's luxury landscape. The result reads as a contemporary high-rise carefully knitted into a beloved low-rise district rather than imposed upon it.
