This 600-unit mixed-use residential redevelopment will rise on the surface parking lot of the Pullman Miami Airport Hotel at 5800 Blue Lagoon Drive, in Miami's Blue Lagoon office district near the airport. Approved by the Miami-Dade Board of County Commissioners in June 2026, the project by an affiliate of London + Regional Properties calls for two eight-story mixed-use buildings designed by BIZI ARQ, holding a combined 600 apartments — including 300 workforce housing units that satisfy the county's SMART Corridor requirements — alongside roughly 14,900 square feet of ground-floor retail, about 1,151 structured parking spaces, resident amenities, landscaped open space, and pedestrian improvements. The existing 15-story, 281-room Pullman hotel will remain in operation beside the new residential component. Roughly 11.3 gross acres were carved out of the Blue Lagoon Development of Regional Impact so the parcel can redevelop independently under the county's SMART Corridor Subzone, part of a transit-oriented push that brings residential use to a district long defined by office, hotel, and commercial buildings, within a quarter mile of the East-West SMART Corridor and adjacent to State Road 836.
