Alton West Palm Beach is a gated rental community from Kolter Group planned for an 8.54-acre site at 5710 North Haverhill Road, at the northeast corner of 45th Street and Haverhill Road in West Palm Beach, Florida. The project will demolish the two church buildings owned by the Palm Lake Baptist Association that occupy the land today and replace them with three six-story buildings holding 318 apartments. Kolter is using the city's workforce-housing density program, committing 44 homes to rent-restricted workforce housing on a 30-year affordability term in exchange for the added density. Residents will share a resort-style pool, a clubhouse, a half-acre lake and a central park of roughly 130 by 130 feet, with new pedestrian connections and a right-of-way dedication along 45th Street. The city annexed the parcel from unincorporated Palm Beach County and assigned Multifamily land use with MF32 zoning to make the plan possible. The site sits on a stretch of 45th Street that city officials expect to redevelop, near CACTI Park of the Palm Beaches, the spring-training home of the Houston Astros and Washington Nationals, and the new retail cluster forming at 45th Street and Military Trail.
