One Midtown

One Midtown is a five-story Class A office building planned for a 4.2-acre site at 1751 North Military Trail in Boca Raton, just east of the Town Center at Boca Raton mall and west of Interstate 95. The project brings 120,000 square feet of office space and 11,000 square feet of retail, with floor-to-ceiling impact glass, balconies, an open-air amenity deck, a ground-floor restaurant, and 170 parking spaces including a garage component, and it is targeting LEED Gold certification. Designed by HdA Architects, the building is positioned to offer the quality, connectivity, and amenities companies seek in the urban cores of West Palm Beach or Miami at substantially lower rents, as leasing rates in Boca Raton climb with corporate relocations to the city. The developers, who acquired the property for $11 million in 2021 through an affiliate and demolished a former health club on the site, launched leasing with the building already 35% pre-leased ahead of its official debut.
