Park Modern is a A$500 million residential development on the northern edge of South Melbourne, looking across to the Royal Botanic Gardens. Time & Place assembled four separate sites into a single holding to make it possible, and Bates Smart designed the result as two sculptural towers joined by a central garden bridge, in a register the developer describes as modernised Art Deco. The scheme holds 230 residences from one to four bedrooms, rising to sub-penthouses and a double-storey penthouse at the top, with the largest floorplans reaching around 300 square metres. Amenity runs to a wellness club with pool, spa and sauna, alongside a library and co-working space, with retail at ground level. Hacer Group is head contractor, and the site sits roughly 1.6 kilometres from the Melbourne CBD.
