Pearl Square

Pearl Square is a $1 billion mixed-use district spanning nine city blocks and more than two million square feet in Downtown Jacksonville's Urban Core, the largest private investment in the district's history and the city's first purpose-built walkable downtown destination. Developed by Gateway Jax, a Jacksonville-based firm founded in 2022 whose leadership previously worked on Water Street Tampa and National Landing in Arlington, Virginia, the master plan calls for more than 1,250 residential units across four buildings, 100,000 square feet of Class A office space, over 200,000 square feet of retail and dining including more than 20 shops and 15 signature restaurants, the 109-room boutique Hotel Merrydelle, and roughly one acre of park and public open space. The district is designed by a roster of national architecture and design firms including Morris Adjmi Architects, SK+I Architecture, Elkus Manfredi Architects, Cecconi Simone, and landscape architects Hoerr Schaudt. Vandeveer, the first mixed-use residential building, holds 205 units and welcomes residents in late summer 2026, with a ground-floor retail program curated around full-service dining and daily-life uses opening onto pedestrian streetscapes and green space surrounding the historic Thomas V. Porter Mansion. Initial tenants include Bib Gourmand-recognized Bar Citra from St. Augustine, PopUp Bagels, Go Greek Yogurt, JETSET Pilates, Pearl Street Nails, and Buchner's Biergarten on the Porter House Lawn, joining a Publix that will be the area's first new-construction grocery store in more than a decade and Colletta, a from-scratch Italian restaurant within the restored Hotel Merrydelle. Buildout across the nine blocks is ongoing, with additional residential, office, hospitality, and retail phases in development.
