The Phoenix Arts & Innovation District (PHXJAX) is a Future of Cities master-planned creative district in Jacksonville's Historic Eastside and North Springfield, transforming roughly 8.3 acres of historic industrial buildings just north of downtown into a mixed-use campus of artist studios, galleries, event space, creative offices, retail and restaurants alongside a large new residential program of affordable, workforce and market-rate apartments. Anchored by the adaptive reuse of about 120,000 square feet of legacy structures and stitched into the city's Emerald Trail greenway, the roughly half-billion-dollar district leverages Jacksonville economic-development incentives — a Recapture Enhanced Value (REV) grant and per-phase completion grants — together with 9% Low-Income Housing Tax Credits and a Local Government Area of Opportunity contribution, positioning PHXJAX as a catalyst for arts-driven neighborhood revitalization.
