101 Franklin Street — also addressed as 250 Church Street, on the block between Franklin and Leonard — is a luxury office-to-residential conversion in the heart of Tribeca. Designed by Steven Harris Architects for a development partnership of Skylight Real Estate Partners, Cannon Hill Capital Partners, and TPG, the project adds four floors atop the existing mid-century superstructure to reach 21 stories and roughly 304 feet, expanding the building to about 251,000 square feet with 72 condominium homes above ground-floor retail and enclosed parking. The design leans into the neighborhood's cast-iron and masonry heritage, wrapping the base in light stone with double-height arched windows beneath a wraparound canopy. The result is a contextual addition to one of Manhattan's most coveted residential enclaves.
