44 West 8th Street is a new six-story trophy condominium in the Greenwich Village Historic District, a block from the northwest corner of Washington Square Park, replacing the demolished low-rise commercial building that previously stood on the lot. Developed by T30 Capital and designed by Idan Naor of Inworkshop in his first condominium commission, the building spans a 50-foot frontage, wider than most of the townhouses that line West 8th Street, and is clad in handmade Danish Petersen brick with custom terra-cotta detailing. It holds only five homes: three full-floor four-bedroom residences, a high-floor two-bedroom, and a duplex penthouse. Every residence opens directly from a private elevator landing, has its own landscaped terrace, and carries the facade's warm masonry and terra-cotta materials through to the interiors, with prices beginning at $9.75 million.
