Fifty at First
Fifty at First is the revival of the stalled Oceanwide Center site at 50 1st Street and Mission Street in SoMa, directly across from Salesforce Tower and Salesforce Park, which the San Francisco Recovery Fund bought in January 2026 for about $60 million.
50 1st Street, San Francisco. 56 floors, 156 residences and 169 hotel keys. Breaks ground 2028, completing 2031.
The formal application filed with the Planning Department in October 2026 describes a 913-foot, 56-story office tower of roughly 1.74 million square feet, with about 1.52 million square feet of office space, a 44,250-square-foot basement garage, a four-story open-box lobby behind full-height glass, and employee amenity floors on the 5th and 40th levels linked by a sky lobby, each with indoor space and an outdoor terrace. Gensler's facade is a pleated curtain wall wrapped in diagonal aluminum-panel latticework that resolves into a diamond-lattice crown; James Corner Field Operations handles the landscape, with public open space, a corner café at 1st and Stevenson and a pocket park on Mission Street, and Magnusson Klemencic Associates and MEYERS+ are structural and MEP engineers. A second phase at 528 Mission Street is drawn as a 605-foot, 54-story tower of about 636,100 square feet with 156 market-rate apartments (42 one-, 83 two- and 31 three-bedrooms), a 169-room hotel and a 2,000-square-foot restaurant. Complex-wide parking is 385 cars and 504 bicycles. BXP is development, leasing and marketing consultant, JLL the office leasing agent and SFMOMA the art consultant. Construction is estimated at about $600 million before development costs.
