Marsa Al Saadiyat is an AED 100 billion waterfront destination master-developed by Aldar Properties as the final phase of Saadiyat Island's transformation in Abu Dhabi. Spanning roughly 6.4 million square metres of land along an eight-kilometre waterfront, it is anchored by Abu Dhabi's largest marina, with capacity for up to 350 berths for sailing boats and luxury yachts, together with 5.6 kilometres of beaches, an extensive network of walking paths and a cycling track, and a planned Etihad Rail underground station. The community is designed for more than 58,000 residents living in private mansions, luxury villas, waterfront apartments, branded residences and a hillside enclave of standalone villas, complemented by luxury hotels, a yacht club, a retail and dining promenade, a theatre district with a major performing arts venue, schools and healthcare facilities, with a direct pedestrian connection to the Saadiyat Cultural District.
