Vanderbilt University has officially filed its first complete master plan for its downtown West Palm Beach campus, a nine-building build-out spread across roughly 9 acres of downtown's Government Hill.

Four of the nine buildings could rise as towers of about 10 stories, and the phase detailed in the filing totals roughly 300,000 square feet, built to serve about 1,000 graduate students in business and technology programs.

Vanderbilt is designing the campus as a certified arboretum, planted with native South Florida species, wildflower gardens and pollinator areas, mirroring the certified arboretum that defines its Nashville campus. Nine acres of downtown canopy is a genuine rarity in a core where nearly every parcel is being measured in floor counts, and it may prove the campus's most beloved feature before a single class convenes.

Developed by Elkus Manfredi Architects alongside West Palm Beach's own Urban Design Studio, the project reflects a deep commitment to nature. According to Elkus Manfredi CEO David Manfredi, integrating rich natural surroundings directly into the campus layout is key to fostering student learning, discovery, and creative innovation.

Elkus Manfredi is also the firm behind West Palm Beach's CityPlace, the high-end shopping and dining mixed-use district that is adding office, residences and hotel rooms just a few blocks from where Vanderbilt Campus is coming to life.

Related Ross, West Palm Beach's premier developer who has invested over $10 billion in reimagining the city, is a big reason this campus is coming to life. Beyond the donations, Related Ross has also been developing a massive roll-out of new developments all around this future campus, including most recently, a new 25-story, 194-residence tower on Fern Street, designed by Roger Ferris + Partners, joining the firm's nearly complete South Flagler House, Shorecrest, and 10 & 15 CityPlace office buildings. Along the same corridor, Mr. C Hotel & Residences is on its way to the downtown core, Wells Fargo is moving its wealth management headquarters into One Flagler, and an entire wave of projects like a new Cleveland Clinic Hospital and The Berkeley is remaking the Clear Lake District just west of the campus site.

Five years of pulling financial firms and their payrolls south gave Wall Street South everything but a homegrown talent pipeline. The master plan supplies it: about 1,000 graduate students in business and technology, delivered every year into a downtown dense with the firms that want to hire them.

The West Palm Beach campus is expected to open in 2029.
