164 Melbourne Street is a three-tower mixed-use masterplan by Aria Property Group on a consolidated 7,295 square metre South Brisbane block fronting Melbourne, Edmondstone and Manning Streets, a short walk from South Bank and the Brisbane River. Designed by Bates Smart with Richards and Spence, the towers step up in height to a landmark tallest tower that ranks among the tallest buildings ever approved outside the Brisbane CBD. Across the three buildings the scheme delivers 678 apartments and a 216-room hotel above ground-floor retail and dining, with more than 3,650 square metres of publicly accessible open space centred on a 1,600 square metre courtyard. The podium retains and restores the 1951 Art Deco Bonds Sweet Factory as part of a permeable ground plane knitting the site into the surrounding street grid, while a two-level gymnasium spans an air bridge between towers. Aria's signature amenity programme of rooftop gardens, pools, residents' lounges and landscaped terraces is distributed across the towers, and the development is staged so each building can be delivered in sequence.
