Waterfront Newstead is Mirvac's A$1 billion residential community on the banks of the Brisbane River at Newstead, a former industrial reach of the city that the developer has been reshaping precinct by precinct into one of Brisbane's premier riverfront addresses. The masterplan advances in named stages rather than a single delivery — Pier, Park and Unison landed first, followed by the Sky Precinct and its Quay and Isle towers, with the Shore Precinct approved to come. Mirvac Design's towers lean hard into subtropical building: Quay's 26 storeys carry more than 2,000 plants across a sculptural façade conceived as a "park within a park", and orientations are tuned to catch river breezes and northern light. Amenity across the community runs to rooftop sanctuaries with 25-metre infinity pools, hotel-inspired lobbies, private gardens attached to individual apartments, and ground-floor retail activating the riverwalk. More than 60 per cent of the final Sky Precinct stage is given over to open space, taking the subtropical parkland delivered across that precinct alone past 8,500 square metres and handing a long stretch of restored river frontage back to the public.
