Little National Brisbane

Little National Brisbane is DOMA Group's debut Queensland project and the first Brisbane outpost of its boutique Little National hotel brand, planned as a 47-storey mixed-use tower on a rare island site at 30 Albert Street in the Brisbane CBD. The Canberra-based developer acquired the 1,642-square-metre parcel off-market for A$33.55 million, resetting a site that had long carried consent for a 91-storey, 857-apartment residential megatower. DOMA's scheme is far more restrained: a six-storey podium given over to the hotel and its public realm, with retail, dining and conferencing at the ground plane. Lower levels hold resort-style pools, a gym, yoga studios and landscaped lounge terraces, while bars, restaurants and event space sit above them, and the upper levels of the tower remain under assessment across build-to-rent, apartments, co-living and purpose-built student accommodation. The site sits half a block from the City Botanic Gardens and within walking distance of the Brisbane River, Queen's Wharf and the new Albert Street underground station, positioning the tower as one of the CBD's best-connected hospitality addresses ahead of the city's Olympic build-out.
