Fourth & Central is a $2 billion mixed-use district planned across 7.6 acres at the corner of Fourth Street and Central Avenue in Downtown Los Angeles, where the Arts District, Little Tokyo and Skid Row meet. Developed by landowner Los Angeles Cold Storage, the project replaces the century-old Los Angeles Cold Storage complex of refrigerated warehouses and surface parking with a walkable new neighborhood. Studio One Eleven is master planner and lead architect, with signature buildings by Adjaye Associates. Ten buildings totaling roughly 2.3 million square feet step up to a 30-story tower and hold about 1,589 homes, including more than 262 income-restricted units, alongside roughly 400,000 square feet of office space and about 146,000 square feet of shops and restaurants. More than two acres of public plazas and pedestrian paseos thread through the site, tying it to the transit investments arriving on Downtown's eastern edge. A previously proposed boutique hotel was dropped in favor of additional housing.
