The Eclipse

The Eclipse is a 29-acre mixed-use redevelopment of the former Office Depot corporate headquarters campus at 6600 North Military Trail in Boca Raton, led by BH Group and PEBB Enterprises. The project overhauls more than 405,000 square feet of existing Class A office space across two buildings, now approaching full occupancy with tenants including MDVIP, which leased 49,466 square feet for its corporate headquarters on the ground floor of the North Tower, alongside Atlantic | Pacific Cos., Kanner & Pintaluga, and MN8 Energy. The redevelopment adds two ground-up retail and restaurant outparcel buildings totaling roughly 21,500 square feet, a nearly 37,000-square-foot Equinox, and 500 multifamily residential units, the residential component co-developed with Related Group after BH and PEBB closed a $50 million land deal to clear the way for construction. BH Group and PEBB secured $89.9 million in financing from City National Bank, with Abanca participating, increasing proceeds from an original $47 million to fund the Equinox buildout and continued office tenant improvements. The project received final site plan approval from the City of Boca Raton, and groundbreaking on the residential component is slated for summer 2026.
