About the project

The Lily River Oaks is a 38-story luxury rental tower at the heart of Southern Land Company's $270 million mixed-use development at 2811 Kirby Drive in Houston's Upper Kirby district, near River Oaks. Designed by Solomon Cordwell Buenz, The Lily delivers 331 rental residences — including 18 penthouses — with rooftop indoor and outdoor amenity spaces, a seventh-floor garden deck, a residential spa and guest suites. It is connected by a shared six-level parking podium to 2811 Kirby, a 10-story building with roughly 107,000 square feet of Class AA office space, alongside about 15,000 square feet of ground-level restaurant and retail space. The 953,000-square-foot project broke ground on April 15, 2026, with Southern Land targeting record office and apartment rents, and completion is slated for 2028.
