711 North Pearl is a 35-story luxury residential tower planned for downtown Dallas's Central Business District, steps from the nation's largest urban Arts District and overlooking Celebration of Life Park. Developed by Swiss investment manager Empira Group as its first North Texas project and designed by Dallas architecture firm GFF, the high-rise would deliver 370 market-rate apartments spanning studio to three-bedroom layouts, each with a private balcony, plus eight panoramic penthouses. A ninth-floor amenity deck anchors the building with a city-view pool, an indoor/outdoor wellness fitness center, coworking space, an art makers studio, and a resident lounge. At street level, roughly 8,660 square feet of retail and restaurant space with outdoor seating activates the Pearl Street frontage, served by a 515-space structured parking garage.
