Designed by Perkins & Will for McCourt Partners and HN Capital Partners, it pairs a 30-story residential tower of roughly 300 luxury homes — spanning condominiums, townhomes, and penthouses, and crowned by what is billed as Dallas's highest swimming pool — with a 17-story office tower offering hospitality-inspired workspace, a lounge, and a conference center opening onto an outdoor terrace. At street level, tens of thousands of square feet of high-end retail, showroom, and dining space wrap a pedestrian-friendly plaza organized around a preserved heirloom tree, weaving the project into the gallery-and-design fabric of the neighborhood. The terraced massing and activated public realm aim to make Hi Line Square a defining new gateway to the Design District.
