About the project

The Chestnut Street Campus is a proposed multi-building mixed-use development in Nashville's Wedgewood-Houston neighborhood, submitted by RPM Development Partners on behalf of the owners of United Record Pressing, who have stewarded the 1.81-acre site for two decades. Bordered by Martin, Humphreys, and Chestnut Streets with a reference address of 468 Humphreys Street, the plan reimagines underused surface parking lots and a warehouse into three new buildings around courtyards and pedestrian plazas, while preserving the six-decade-old United Record Pressing building and its famous Motown Suite. At full buildout the campus is planned for roughly 50 for-sale residential units, a 175-key boutique hotel, 60,000 square feet of office, and 25,000 square feet of retail, with the developers committing to build on less than half the site and dedicate the rest to public green space. The centerpiece hotel (Building A) is a 14-story tower at Martin and Houston Streets with a rooftop pool, outdoor dining, a signature restaurant, and downtown views, its glass lobby framed by two curved facades. A nine-story residential building (Building B) fronts Humphreys Street with one- to three-bedroom homes above a retail plaza and four levels of below-grade parking, and a six-story, 60,000-square-foot office building — potentially mass timber — sits on Chestnut Street with ground-floor retail, directly across from the new Live Nation music venue The Truth. Designed by SHoP Architects with Dryden Architecture + Design and civil engineering by Barge Civil Associates, the project seeks rezoning to a specific plan (SP) district and was scheduled for the Metro Planning Commission's August 13, 2026 agenda.
