Oracle's world HQ and an East Bank rebuild

Davidson County added more people than any other Tennessee county in 2025, reaching 745,904 residents. Big employers came with them: Oracle broke ground in May 2026 on a 75-acre River North campus Larry Ellison calls its world headquarters, Amazon runs its Operations Center of Excellence from Nashville Yards, and AllianceBernstein picked 501 Commerce at Fifth + Broadway for its global headquarters.

Visitors spent a record $11.2 billion in 2024, BNA moved 25.7 million passengers in 2025, and a new Titans stadium is due on the East Bank in 2027. Voters approved a half-cent sales tax for the $3.1 billion Choose How You Move transit plan, and downtown, now home to about 22,000 people, took 1,400 new homes in 2025 at 93% occupancy.
