Downtown South is Kane Realty's roughly 140-acre bid to convert a largely industrial stretch along South Saunders Street into a dense, walkable urban district and a new southern gateway into Raleigh's core. Conceived with soccer-team owner Steve Malik, the $2-billion-plus vision blends housing, office, retail, hospitality, entertainment, and public green space, headlined by a proposed 20,000-seat stadium for North Carolina FC and the NC Courage. The phased plan pairs roughly 1,000 to 1,275 homes with more than half a million square feet of office, a 180-room hotel, ground-floor retail, and a concert venue, establishing the framework before the marquee stadium follows. At full build-out the district envisions nearly a million square feet of office, a hotel-condo tower, over 100,000 square feet of retail and dining, and several acres of parks. It ranks among the most ambitious ground-up mixed-use megaprojects in the Triangle, aiming to knit south Raleigh into the downtown skyline.
