Official WebsiteManor Riverwalk District is the first phase of a six-acre, four-parcel mixed-use master plan reshaping the west bank of Tampa's Hillsborough River. The 24-story Phase 1 tower delivers 369 luxury residences, anchored by a nearly half-acre elevated amenity deck — one of the largest private outdoor amenity offerings in the Tampa Bay multifamily market. The wellness program spans nearly 3,000 square feet of fitness and recovery space, anchored by a 750-square-foot recovery suite with an infrared sauna, cold plunge, and spa-caliber treatment room. At street level, the project reimagines South Parker Street as a woonerf — a pedestrian-priority shared street activating approximately 18,000 square feet of ground-floor retail and creating a continuous pedestrian connection between downtown Tampa, Hyde Park, the University of Tampa, and the Tampa Riverwalk. The broader six-acre master plan ultimately carries five buildings and more than 1,000 residences across market-rate rentals, for-sale condominiums, and a boutique residential building, alongside a parking structure with more than 800 spaces, up to ten boat slips, a kayak launch, and a Riverwalk underpass tying the district into the West Riverwalk Expansion.
