Branch Hill, London. 51 residences. Targeting 2029.
No.1 Hampstead revives Branch Hill House, the red-brick and stone Edwardian Baroque mansion built for the banker John Nivison, 1st Baron Glendyne, on a wooded rise beside Hampstead Heath. Bentry Capital plans to restore the original house, with its balustraded terraces, Dutch gables and tall chimneys, and to replace the later 1960s care-home extension on Spedan Close with a new wing designed by Stanhope Gate Architecture in the same Edwardian idiom, so the two read as a single country house. Around fifty lateral one- to three-bedroom residences fill the mansion and its new wing, joined by a standalone contemporary townhouse, all set within 1.7 acres of landscaped grounds inside the Hampstead Conservation Area. Residents arrive along a gated drive to a concierge foyer, in a setting the developer pitches as a country estate within London, a short walk from the Heath, Hampstead village and Golders Hill Park.
