One Darling Point
One Darling Point is Lendlease's boutique luxury residential tower at the corner of New South Head Road and Darling Point Road in Edgecliff, the gateway to the Eastern Suburbs peninsulas of Darling Point and Double Bay.
Official Website1 Darling Point Road, Sydney. 17 floors and 59 residences. Broke ground 2026, completing 2028.
Designed by Tzannes, whose founding director Alec Tzannes drew on the harbour's coastal topography and local sandstone forms, the 17-level building wraps rounded glass balconies and brick piers around a glazed core, framing sweeping views across Rushcutters Bay to the Sydney Harbour Bridge, the Opera House and the CBD skyline. Interiors are by Alexander &CO. The residential collection is limited to 41 three- and four-bedroom apartments of roughly 130 to 195 square metres, crowned by sub-penthouses and penthouses of about 350 to 400 square metres with house-like proportions, with pricing reported from around A$6.5 million. Homes begin on level seven above a podium that holds premium ground-floor food and beverage tenancies and around 1,200 square metres of commercial space, and the approved scheme also includes 18 affordable homes. The tower replaces the existing buildings across a five-lot site opposite Edgecliff Station, where demolition is underway.
