Solaya spreads 234 residences across nine low-rise buildings on a 40-acre beachfront site in Jumeirah 1, the stretch of Dubai coastline where the Arabian Gulf sits directly in front and the Burj Khalifa skyline directly behind. Meraas, part of Dubai Holding Real Estate, is building it with BGRE, the real estate arm formerly known as Brookfield Properties. Foster + Partners designed the architecture, stepping stone-clad volumes down toward the sand with deep wraparound terraces and planted balconies, and 1508 London handled the interiors. The mix runs from two- to five-bedroom residences up through penthouses, garden houses and duplexes, with a private beach, spa, gym, screening room, lounges and racquet courts serving the community. Groundworks are underway, with Swissboring Overseas Piling appointed for shoring, excavation, piling and dewatering. The density is deliberately low: roughly six homes per acre on some of the most valuable coastline in the emirate.
