The program stacks floors of workplace beneath a residential upper volume of roughly five hundred apartments, with ground-floor restaurant and retail activating all four street frontages and several below-grade parking levels tucked underground. Targeting LEED Platinum and WELL Platinum certification, the design leans on daylight, wellness amenities, and sustainable systems to court premium tenants, and is envisioned as a landmark gateway knitting the eastern edge of the central business district back into the city fabric.
