About the project

Block 87 is planned for the last full undeveloped block in the core of downtown Austin, conceived as a transformative mixed-use tower that stitches together office, residential, and street-level retail on a prominent East CBD parcel steps from Congress Avenue and the Convention Center. Its defining architectural move is a curved, near-triangular tower footprint that threads the state Capitol View Corridors — a broad five-story base fills the entire block before tapering into a slender point tower above. The program stacks floors of workplace beneath a residential upper volume of roughly five hundred apartments, with ground-floor restaurant and retail activating all four street frontages and several below-grade parking levels tucked underground. Targeting LEED Platinum and WELL Platinum certification, the design leans on daylight, wellness amenities, and sustainable systems to court premium tenants, and is envisioned as a landmark gateway knitting the eastern edge of the central business district back into the city fabric.
