Viceroy Residences Austin is Viceroy Hotels & Residences' first branded residential address in Texas, a 146-unit development under construction at 300 Pressler Street on a three-acre site between Downtown Austin and Lady Bird Lake. Formerly known as The Belvedere, the $235 million project broke ground in March 2025 as a partnership between Austin-based Pearlstone Partners and Highgate-owned Viceroy, marking Austin's first branded condominium complex not attached to a hotel. Designed by architecture firm KTGY with interiors by Kim Lewis Designs, the development spans two residential buildings arranged around a 75-foot resort-style pool with a poolside lounge and bar. Wellness amenities include a fitness center and a spa with cold plunges, infrared and Halo+ red light therapy, and traditional saunas, alongside multiple owners' lounges. Homes feature chef's kitchens with Thermador appliances across three design palettes inspired by the Austin landscape, with walking access to Clarksville and direct connection to the Lady Bird Lake hike-and-bike trail. Sales launch in August 2026, with completion slated for the fourth quarter of 2027.
