Canada Water Masterplan

The Canada Water Masterplan is a 53-acre regeneration of the Rotherhithe peninsula in the London Borough of Southwark, creating a new town centre for south-east London around the historic Canada Dock. Delivered by British Land and AustralianSuper in partnership with Southwark Council, with a masterplan by Allies and Morrison, the consented scheme provides up to 4,184 new homes, 2.5 million square feet of workspace and 1 million square feet of retail, leisure and cultural space, knitted together by a 3.5-acre public park, a new town square and 16 new streets. The first phase has delivered The Founding, a 35-storey residential tower, the Three Deal Porters workspace building, affordable homes at 7 Roberts Close and a new leisure centre, while the revised masterplan adds height across later residential plots, introduces alternative living uses and commits to 20 percent affordable housing in the next phase. Dockside promenades, biodiverse landscaping and pedestrian-first streets set the tone for a walkable, mixed-income district, supported by new step-free access at Surrey Quays Station.
