The Canada Water Masterplan is one of central London's largest regeneration projects — a 53-acre reshaping of the Rotherhithe peninsula into the capital's first new town centre in a generation, delivered as a joint venture between British Land and AustralianSuper alongside Southwark Council. Masterplanned around the existing dock and ecology, the scheme weaves together as many as 3,000 net-zero-carbon homes, around two million square feet of workspace, and a vibrant mix of shops, leisure, culture and community facilities, all knitted by generous public realm including a new town square, a fresh high street, and waterside parks. Early phases have already introduced a leisure centre and a new food-and-culture destination, with pedestrian-first streets, dockside promenades and biodiverse landscaping setting the tone for a walkable, mixed-income district. The ambition is a genuinely complete neighborhood — somewhere to live, work and gather — anchored by sustainability and the restored waters of Canada Dock.
