The Boxer is a proposed boutique affordable mixed-use development planned for a 0.16-acre site in Wynwood, eight stories above grade and built around 14 three-bedroom residences with 4,100 square feet of ground-floor retail. The income mix is structured to keep the building accessible across multiple workforce-income tiers: two homes are designated for households earning up to 80 percent of area median income, four for households at 100 percent AMI, and the remaining eight for households up to 120 percent AMI — calibrated against the Miami-Dade County AMI of $87,000 as of May 2025. The development originated from a Miami-Dade County land deal in which the parcel — with an estimated market value of $3.45 million — was conveyed for $10, with the developer committing $800,000 in scholarships for County Commission District 3 (Wynwood, Miami Shores, and parts of Brownsville) as part of the agreement. Construction is not anticipated to start for at least 24 months, with permits, entitlements, and approvals still to be secured.
