7410 Collins Avenue

7410 Collins Avenue is an 11-story, 122-foot residential building approved by the City of Miami Beach under Florida's Live Local Act on the site of a one-story commercial building originally built as a supermarket and now home to a CVS, in the North Beach neighborhood within the North Shore National Register Historic District and the Harding Townsite Local Historic District. Developed by a joint venture of Abraham Bergman, Opal Realty NY and The Scharf Group and designed by Urban Robot, the project partially demolishes and adaptively reuses the contributing historic structure, restoring and repainting its facade. The 50 rental residences split between 30 market-rate homes and 20 workforce units priced for households at or below 120 percent of the area median income, ranging from 664 to 900 square feet, each with a private balcony. The ground floor holds 8,535 square feet of retail and a 2,397-square-foot lobby, 25 parking spaces sit on the second level, and the 11th floor carries a rooftop pool with 876 square feet of amenity space, outdoor seating and landscaping. The exterior pairs stucco, concrete, floor-to-ceiling windows and glass balconies in a pink, light teal and white palette. An earlier approved plan called for a five-story building with 18 luxury units; the Live Local Act proposal more than doubles its density and height, and it is one of only a handful of Live Local Act projects approved in Miami Beach.
