About the project

The Residences at 464 Fern Street is a 25-story, approximately 316-foot residential tower proposed for a 2.64-acre site in downtown West Palm Beach, which Related Ross acquired for $55 million in May 2026. Designed by Roger Ferris + Partners, the tower would yield 194 residences in two- to four-bedroom layouts, alongside 4,343 square feet of ground-floor commercial space and 486 parking spaces housed within a multi-level podium, portions of which would use mechanical parking systems. Amenities are concentrated on the fifth floor, including a lap pool, an outdoor bar, landscaped areas, a fitness center, and a game room. The ground floor holds the residential lobby and drop-off area alongside the commercial space, with a landscaped garden plaza and public art fronting South Dixie Highway. The tower's exterior is predominantly glass, framed by white horizontal floor plates and vertical bands, with rounded corners giving way to stacked curved terraces along the building's ends. The parking structure is expressed as a rounded, perforated-screen volume capped by a landscaped amenity deck with palm trees. Roger Ferris + Partners is also designing Shorecrest, another Related Ross tower under construction nearby. The site was previously the subject of an unbuilt 2022 proposal under prior ownership (13th Floor Investments, Wexford Real Estate Investors, and L&L Holding Company, designed by Arquitectonica), which is superseded by this plan. Plans were submitted to West Palm Beach's Plans and Plats Review Committee in June 2026 and remain in municipal review.
