MiMar at 120 S. Dixie Highway is billionaire developer Jeff Greene's proposal for a 25-story mixed-use tower in downtown West Palm Beach that would rise as the tallest mass-timber building in Florida. Designed around a prefabricated mass-timber system from Nexus Systems and Carlo Ratti Associati, the project pairs 366 apartments with ground-floor retail and structured parking, while preserving two historic facades of the century-old former fire station on the site. Built under Florida's Live Local Act, the tower reserves roughly 40 percent of its units as workforce housing for residents earning up to 120 percent of area median income. Its sustainable timber engineering and downtown Datura Street setting position it as a landmark test case for tall wood construction in South Florida.
