1771 West Avenue

EOS Wellness Real Estate Miami has filed pre-application plans (file PREAPP26-0641) under Florida's Live Local Act for a tower at 1771 West Avenue, on the former Office Depot lot at Dade Boulevard. The company paid $28.5 million for the 25,000-square-foot site in June 2025. The building would rise about 300 feet to the roof and 325 feet at its highest point, drawing on the Live Local Act's provision that allows the tallest height permitted within one mile. Of its 44 residences, 18 are workforce units for households earning up to 120% of area median income; the other 26 are market-rate condominiums of up to four bedrooms. A multi-level podium holds 117 parking spaces and about 6,391 square feet of commercial space, including a restaurant, above a ground-floor lobby and private driveway. Wellness is the organizing theme of the amenities, which include multiple pools, a longevity spa, fitness facilities, recovery rooms and treatment spaces. Renderings show light gray, brown and white facades with louvered cladding, floor-to-ceiling glass and bronze mullions. The proposal has not yet been reviewed by the City of Miami Beach.
