The Savoy

The Savoy is a proposed 38-story oceanfront tower by Allied Partners on the 1.68-acre site of the historic Savoy Hotel and Arlington Hotel at 425 and 455 Ocean Drive in Miami Beach's South of Fifth neighborhood. Filed by Savoy Hotel Partners LLC, owned by Allied Partners CEO Eric D. Hadar and family, the plan relies on Florida's Live Local Act, which grants the city's highest density and the tallest height within a one-mile radius through administrative review, and the Resiliency and Safe Structures Act, which bars local governments from blocking demolition of coastal buildings that fail FEMA resilience criteria. Designed by Arquitectonica, the 599,828-square-foot project rises about 480 feet, stepping down to a lower street wall along Ocean Drive, with white and gray stucco, wood paneling and floor-to-ceiling glass. It holds 90 market-rate condominiums, 60 workforce rentals in the podium restricted to households at or below 120 percent of area median income, a 76-key hotel, a sixth-floor pool deck, a beachfront hotel restaurant, a beach club and 257 parking spaces. The Arlington, closed since Hurricane Irma, and most of the Art Deco Savoy would be demolished, while the Savoy's lobby and a section of its Ocean Drive facade would be retained and restored.
