The Savoy

The Savoy is a proposed 38-story tower on the 1.68-acre oceanfront site of the historic Savoy Hotel (1935, Victor Nellenbogen) and Arlington Hotel (1941, Albert Anis) at 425 and 455 Ocean Drive in Miami Beach's South of Fifth neighborhood. Savoy Hotel Partners LLC, owned by Allied Partners CEO Eric D. Hadar and family, filed the application in April 2026 under Florida's Live Local Act, which allows the city's highest density and the tallest height within a one-mile radius through administrative review, and the 2024 Resiliency and Safe Structures Act, which bars local governments from blocking demolition of coastal buildings that fail FEMA resilience criteria. Designed by Arquitectonica, the 599,828-square-foot project rises 453 feet to the roof and about 480 feet at its tallest point, stepping down to a lower street wall along Ocean Drive, with white and gray stucco, wood paneling and floor-to-ceiling glass. It holds 90 market-rate condos averaging 2,851 square feet, 60 workforce rentals averaging 525 square feet in the podium restricted to households at or below 120 percent of area median income for at least 30 years, 76 hotel rooms, a sixth-floor pool deck, a 2,793-square-foot beachfront hotel restaurant, a 5,026-square-foot beach club and 257 parking spaces. The Arlington, closed since Hurricane Irma in 2017, and most of the Savoy would be demolished; the Savoy's lobby and a section of its Ocean Drive facade would be retained and restored. The application is under Miami Beach staff review.
