  • This real estate agent is dominating Palm Beach’s ‘Presidential Security Zone’— as NYC buyers flood Florida again after the Mayoral Primary

In the wake of the 2024 U.S. presidential election, a micro-market boom has unfolded in Palm Beach Island’s ultra-exclusive neighborhood now dubbed the “Presidential Security Zone.” Centered around former President Donald Trump’s Mar-a-Lago estate, this zone has seen luxury home sales skyrocket amid what local agents call a “Trump Bump.”  In the two months following Trump’s November victory, the number of Palm Beach homes under contract above $10 million jumped 400% year-over-year, and sales volume surged 612% to nearly $291 million.  Image of Mar-a-Lago, Palm Beach, Florida At the forefront of this boom is one of the country’s top realtors: Margit Brandt . A senior luxury advisor at Premier Estate Properties who has swiftly become the dominant broker in the Presidential Security Zone, Brandt is the youngest real estate agent in the 2025 RealTrends/WSJ Top 20 Agents in America and one of the top 10 female realtors in the United States - with over $350  million personally sold in both 2024 and another $350 million so far in 2025. By early 2025, she had handled four of the seven total sales (57%) behind the Mar-a-Lago checkpoints, including five of the seven (67%) highest-priced deals, according to data collected by Markets of Tomorrow. Out of $118.2 million in total sales volume in the Presidential Security Zone since the election, her deals totaled $77.9 million, accounting for 65.9% of all activity - an impressive feat in a neighborhood teeming with interest from billionaires, celebrities, and political elites. Nonetheless, it is not all that surprising considering that multiple mainstream outlets including The Real Deal, The Palm Beach Daily News, and The New York Post have all reported that she has served as a personal realtor to sitting U.S. President Donald Trump.  Image of Margit Brandt, Palm Beach Brandt ironically predicted the boom, which she coined “The Trump Bump” when she appeared on Fox Business in November 2024 and noted that in the first week alone after the election, “nearly $100M went pending on Palm Beach Island”  as buyers raced to snap up prized properties near the President-Elect. Brandt recently told The New York Post; “The enthusiasm from many of the buyers is significant.” The result is an unprecedented frenzy of demand focused on the seven-street radius around Mar-a-Lago, an area transformed into a fortified enclave by Secret Service checkpoints and round-the-clock security when the President is in residence. “President Trump’s victory has brought together a wide range of people to Palm Beach over the past 60-plus days... It is like King’s Landing.” – Margit Brandt , of Premier Estate Properties, told The New York Post.  Image of Palm Beach, Florida Locals have watched this once-discreet section of Palm Beach’s Estate Section turn into a global hotspot virtually overnight. The Secret Service security bubble around Mar-a-Lago – roughly a 0.5-mile radius encompassing about seven residential streets – has elevated the neighborhood’s exclusivity to new heights. “That is the radius of about 7 streets north of Mar-a-Lago which have been blocked off by Secret Service and Palm Beach County Sheriff,”  explained Brandt, describing a hard perimeter that strictly limits access. Those lucky enough to own homes inside this zone enjoy a secure, resort-like environment with checkpoints at every entrance, deeded beach access, and even Mar-a-Lago membership on some streets. “This unique neighborhood has become an ‘enclave within the enclave’ of Palm Beach Island, which in itself already boasts one of the highest concentrations of billionaires in America,”  Brandt told the New York Post. The media spotlight on Mar-a-Lago has only amplified interest. Ultra-wealthy buyers – political allies, international elites, and even apolitical investors – are flocking to the area. “The glamorous descriptions in news articles and the beautiful imagery of Palm Beach beaming around the world is driving new interest,”  Brandt observed to the New York Post. “When they think of Palm Beach right now, they see momentum.”  Even non-political buyers are drawn in by the buzz: In effect, the Presidential Security Zone has become perhaps Palm Beach’s hottest micro-market, where demand far outstrips the limited supply of estates behind the checkpoints. When reached for comment, Brandt told TMW: “When a market moves this fast, you have to be ready – and the key is knowing every property and every buyer in play.” Brandt’s dominance is evident in both closed sales and active listings in the Security Zone. Here is a look back at some of the activity which has made Margit Brandt   #1 in this exclusive part of the Estate Section: Image of 120 Carlendon Ave, Palm Beach The Mediterranean-style estate at 120 Clarendon Avenue, which Margit Brandt sold for $27.5 million just weeks after the 2024 election.  This 8-bedroom, 9-bath compound sits on a ¾-acre high-elevation lot with deeded beach access. An updated Mediterranean design, it features a separate guest house, a wood-paneled library, a private gym, and a resort-style pool with fountains. Brandt brokered the sale of 120 Clarendon for one of the highest prices in the zone ($27.5M), underlining the post-election surge in values here. Image of 152 Kings Road, Palm Beach The Georgian-style residence at 153 Kings Road, built in 2009 by noted architect Tom Kirchhoff, which sold for $14 million in late 2024.  Located in Palm Beach’s Estate Section, 153 Kings Road is a turnkey 5-bedroom, 6.3-bath home spanning about 6,800 square feet. Its elegant interiors – featured in “The Pearls of Palm Beach”  – include a double-height foyer, formal living and dining rooms, a library, and a chef’s kitchen with dual ovens and butler’s pantry. French doors open to a resort-style pool terrace, and an upstairs primary suite (accessible by elevator) boasts dual baths, a study, and large closets. Brandt represented this sale, again demonstrating her reach in the zone’s top-tier transactions. Rendering of 1090 S Ocean, Palm Beach Rendering of the planned new-construction estate at 1090 S Ocean Boulevard, directly adjacent to Mar-a-Lago, which was offered at $45 million.  This over-13,000 sq ft mansion (6 bedrooms, 8.5 baths) is a ground-up build slated for completion in Fall 2025. Designed for resort-style living, it will feature a gym, sauna, spa room, wine cellar, jacuzzi and lap pool – plus private deeded beach access just steps away. Notably, the purchase comes with a deeded membership to the Mar-a-Lago Club, offering the owner exclusive access to the President’s social club. Brandt listed this property, leveraging its unique position “next door to the President-elect” to attract interest. (Update:  This home went under contract in early 2025 for approximately $19.5 million as an unfinished project, highlighting the cachet of proximity to Mar-a-Lago even for in-progress construction.)* Image of 112 Algoma Road, Palm Beach An aerial view of 112 Algoma Road (outlined in white) in Palm Beach’s Estate Section – a current listing asking $12.5 million.  This property presents an “exclusive opportunity” to acquire a ~14,300 sq ft lot on the sunny south side of Algoma Road. The existing 4-bedroom, 4-bath home (circa 1952) is modest by island standards (~2,493 sq ft), but the value lies in the prime location. It sits “within the highly secured Presidential Security Zone,”  just 245 feet from a deeded beach access path. The future owner enjoys an elite level of security and privacy – literally living inside the same perimeter that protects a former President. Whether kept as a cottage or redeveloped into a larger estate, 112 Algoma represents the entry point to Palm Beach’s most watched neighborhood. Image of Palm Beach, Florida The intense demand for homes in the Presidential Security Zone boils down to a rare combination of security, prestige, and location unmatched elsewhere: Unparalleled Security: Homeowners live under the protective umbrella of Secret Service and local police. The neighborhood’s checkpoints and patrols create a virtually crime-proof environment, a major draw for high-net-worth individuals who value safety for their families. As one agent quipped, “It’s arguably the safest neighborhood in America right now.” Proximity to Power: Owning a home here means being neighbors with a U.S. President. For some ultra-wealthy buyers (especially those who are supporters or affiliates of Mr. Trump), there is intangible value in rubbing shoulders with a former President, hosting dinners a stone’s throw from his residence, and watching motorcades roll by from their front lawns. The area has been likened to “King’s Landing”  – a gathering spot for world leaders and titans of industry in Trump’s orbit. Privacy and Exclusivity: The very security measures that protect the zone also grant it extreme privacy. Public access is restricted; tourists and gawkers cannot easily infiltrate the enclave. The streets inside feel like a private gated community (albeit on public roads), offering peace and seclusion. This level of personal privacy, amid paparazzi and media attention on Palm Beach, is highly coveted. Island Convenience: Despite its fortress-like setup, the zone remains just minutes from Palm Beach’s attractions. The top of Worth Avenue’s upscale shopping and fine dining district is only about a 5-minute drive north. The close-by Southern Boulevard bridge provides quick access to West Palm Beach and the private jets at Palm Beach International Airport. Buyers see the zone as “the best of both worlds”  – secluded yet not remote. Image of 142 Via Palma, Palm Beach Finally, there’s the overarching allure of Palm Beach itself. The island’s perennial glamour, combined with the post-election spotlight and strong asset appreciation track record, has created a feedback loop driving even more interest in this rare locale which has become the nexus of luxury real estate, the Florida lifestyle, and Presidential history.

  • Miami’s cult-favorite burger joint, Skinny Louie, debuts in West Palm Beach

Miami’s cult-favorite burger joint, Skinny Louie , is officially opening its doors in West Palm Beach at 6 p.m. today, Thursday, June 26 – and to celebrate, they’re giving away 100 free smash’d burgers to the first 100 customers. The new spot at 114 S. Clematis Street marks Skinny Louie’s first location in Palm Beach County and its sixth  location overall, expanding the brand’s smash-burger empire beyond Miami. Local burger lovers can expect the same street-style flavor, laid-back vibe, and speedy service that have made Skinny Louie a hit down south. Image of Skinny Louie, West Palm Beach Skinny Louie keeps its menu simple. There are three core burger builds on offer, each made to order with 100% fresh Black Angus beef and a signature blend of toppings: Skinny Louie Cheeseburger – griddled smash patty topped with grilled onions, double American cheese, pickles, and the famous “Louie” sauce. Classic Burger – a throwback cheeseburger loaded with American cheese, lettuce, tomato, onions, plus ketchup and mustard. Applewood Bacon Burger – for bacon lovers, featuring crispy applewood-smoked bacon, American cheese, and more Louie sauce. Image of Skinny Louie Burgers All burgers can be customized (single, double, or even triple patties) and come slathered in Skinny Louie’s special “Louie sauce” – a secret house-made sauce prepared fresh daily that fans can’t get enough of. Each smashburger is cooked to order (the kitchen proudly uses never-frozen  beef) and typically hits the counter within minutes of ordering, thanks to the restaurant’s focus on “kickass and speedy customer service”. Of course, no burger experience is complete without sides and shakes. Skinny Louie serves up crispy shoestring fries and old-school milkshakes in three flavors – Cookies & Cream , Choco Brownie , and Strawberry Bliss . Not only will Clematis Street be filled with the aroma of sizzling burgers on Thursday night, but the timing couldn’t be better for an evening out downtown. The opening coincides with West Palm Beach's weekly Clematis by Night concert, c elebrating 30 years of Clematis by Night with a rhinestone-studded tribute to Elvis, from the nationally recognized Elvis tribute artist Matt Stone. Skinny Louie may be new to West Palm Beach, but the brand has been on a fast growth trajectory since it first launched in Miami. Skinny Louie opened its very first shop in the Wynwood Arts District in late 2023. In barely over a year, the smash-hit  concept has exploded in popularity and expanded across South Florida – and even into New York. The chain now operates five other locations, including outposts in Coral Gables, Little Havana, Miami’s Kaseya Center (home of the Miami Heat), and Wynwood in Miami, as well as a location in Manhattan’s NoMad neighborhood. With the new West Palm Beach restaurant bringing the total to six, Skinny Louie truly has grown from a local Miami favorite into a multi-city phenomenon. This rapid expansion  doesn’t appear to be slowing down, either. The company has already teased several upcoming locations on the way – including new spots in Dania Beach and Aventura in South Florida, plus additional New York City outposts in Penn Station and the Upper East Side. According to co-founder Gonzalo Rubino, the formula behind Skinny Louie’s success is simple: focus on quality and consistency. “Our main goal is to expand our brand and keep a high-quality standard on our product,” Rubino told What Now, noting that they use fresh Black Angus beef and make their popular sauce in-house daily. It’s a strategy that has clearly resonated with burger lovers – Skinny Louie even took home a win at a 2025 “Burger Bash” competition, earning bragging rights for its smashburger prowess.

  • Tropical Smokehouse unveils three massive announcements

From neighborhood cookouts to Japanese mayo collabs and a new Delray location, Tropical Smokehouse is making big moves this summer. Image of Tropical Smokehouse's Smoke & Sunset Annual Cookout First up: Smoke & Sunset, Tropical’s beloved annual cookout, is back—this time at a new, larger venue. On July 12, the team will take over Civil Society Brewery on Kanuga Drive for an evening of smoked specialties, local chef collaborations, live music by DJ Dubs, and a laid-back neighborhood vibe. Co-hosted by Celis Juice Bar, the event brings together a stacked lineup of local talent: Zipitios, Grato, Buccan Sandwich Shop, and Cholo Soy’s Clay Carnes, who’ll be serving Chancho Tacos with wood-roasted pork and pineapple salsa. Tropical will be manning the pits as always, including their signature whole hog BBQ. Tickets are $35 and include food; they go on sale July 1 at   www.EatTropical.com As part of the event, Civil Society is also brewing exclusive summer collab beers for both Celis and Tropical—another layer of a local partnership that’s grown over several years. “What started as a sandwich collab with Celis has become an annual tradition,” said Tropical co-owner Rick Mace. “This event is about bringing people together—neighbors, chefs, and makers.” The second big reveal is that Tropical is teaming up with KEWPIE, Japan’s legendary condiment brand, on a limited-edition summer menu. Starting July 1, the West Palm Beach restaurant will feature a new selection of sandwiches and sides made with specialty KEWPIE products not yet widely available in the U.S.—including their Deep-Roasted Sesame Dressing. “Each item is insanely craveable,” said Mace, who developed the menu after a formative trip to KEWPIE’s facilities in Japan while working under Chef Daniel Boulud. Among the highlights: Spicy Garlic Sesame Fries, brushed with garlic butter and topped with KEWPIE dressing and Tropical’s house Fire Sauce. The menu will be available for one month only. Finally, Tropical Smokehouse has confirmed their Delray Beach location is opening this October, 2025. A third location is in the works along Atlantic Avenue, taking over the former Pour and Famous space. The new outpost will put a greater focus on ribs and burgers, while carrying over the same ingredient-driven, community-first approach that has defined Tropical since its 2021 debut.

According to KAYAK, travel interest in Tampa has surged 85% year over year, making it t he top trending U.S. destination for summer 2025. But just across the bay, St. Petersburg has continued to build a name of its own—especially among those drawn to walkable waterfronts, a flourishing arts scene, and an eclectic mix of architecture that reflects both legacy and forward movement. From early 20th-century landmarks to sculptural contemporary icons, these are the buildings that define the city’s rhythm—and where design becomes part of the destination. Image of The Dali Museum The Dali Museum Completed in 2011 and designed by HOK, the Dali Museum is a landmark of surrealist architecture and a cultural anchor for the city. Its defining feature—a glass geodesic bubble known as “the Enigma”—bursts from the concrete box of the building like a dream breaking through reality. Inside, a helical staircase echoes Dalí’s fascination with spirals and mathematical forms, leading visitors through one of the world’s most significant collections of his work. The building’s design balances whimsy with storm-hardened structure, engineered to withstand a Category 5 hurricane without sacrificing its expressive form. Image of The St. Pete Pier The St. Pete Pier Reopened in 2020 after a complete reimagining, the new St. Pete Pier stretches nearly 3,000 feet into Tampa Bay and transforms the idea of a public waterfront into a multi-use urban park. Designed by ASD|SKY and Rogers Partners, it blends environmental sensitivity with striking geometries—native landscaping, sustainable marine habitats, and shaded pavilions define the space as much as the open-air art installations and gathering areas. It’s a place where design and daily life meet, and where locals and visitors alike take in the city skyline from the water’s edge. Rendering of The Residences at 400 Central, Clear PH The Residences at 400 Central The newest addition to the downtown skyline, The Residences at 400 Centra l is more than a residential tower—it’s a statement of scale, material, and modern Gulf Coast living. Designed by Arquitectonica, the 46-story structure is now the tallest residential building on Florida’s west coast. Its glass façade reflects the surrounding city and sky, while subtle curves and clean vertical lines give the building a sculptural lightness from nearly every angle. Interiors, crafted by Celano Design Studio, embrace a restrained warmth with natural finishes and wide-open layouts tailored to views and light. Residents will enjoy over 35,000 square feet of amenity space, including a rooftop observatory, wellness lounge, co-working areas, and a pool deck that opens to the horizon. At the street level, a bronze sculpture by St. Petersburg artist Mark Aeling honors Jane and Albert Vondersaar, long-time residents and the parents of Margo Catsimatidis—wife of developer John Catsimatidis, Sr. This layer of personal history grounds the project in local legacy, even as it looks toward the city’s next chapter. Now nearly complete, The Residences at 400 Central will welcome residents this year. Inquire and learn more here . Image of The Don CeSar The Don CeSar No survey of St. Petersburg or its surrounding architectural landmarks would be complete without the Don CeSar. Built in 1928 and perched along the Gulf on St. Pete Beach, the hotel is unmistakable for its blush-pink exterior and Mediterranean-Revival design. Sometimes referred to as “the Pink Palace,” the Don CeSar channels the glamour of its Jazz Age origins while continuing to serve as one of the region’s most iconic beachfront destinations. Recent restorations have preserved the building’s historic elements while elevating its interiors with refreshed luxury. From the historic to the hypermodern, St. Petersburg’s architecture tells a story of a city that honors its past while building forward. And with projects like 400 Central joining the fold, it’s clear that design remains central to how this waterfront city continues to evolve.
