  • Margit Brandt and Premier Estate Properties expand to Banker’s Row with new Palm Beach office

Premier Estate Properties has just announced the expansion of its presence on the island with a new flagship office on Royal Palm Way—the prestigious Banker’s Row. The new office, located on Royal Palm Way, will be exclusively led by powerhouse agent Margit Brandt and her growing team, marking a strategic move that cements Premier’s influence in one of America’s most competitive luxury markets. Image of 230 Royal Palm Way, Palm Beach Set to open this fall, the 1,550-square-foot ground-floor space brings Premier Estate Properties to the epicenter of Palm Beach’s financial and real estate corridor. The firm now boasts two prominent locations on the island—Worth Avenue and Banker’s Row—each serving as a cornerstone for its elite clientele and operations. Image of Margit Brandt “We can’t think of a better place to establish our first storefront, brick-and-mortar presence than Banker’s Row,” said Brandt . “It’s a symbol of commerce, elegance, and prestige. This space will serve not just as an office, but as a home base for our clients and a collaborative hub for our growing support team.” Since joining Premier in 2022, Brandt has quickly become one of the nation’s top real estate advisors, surpassing $1 billion in individual sales volume. Her notable achievements include multiple $50 million and $100 million transactions, as well as playing a key role in Florida’s two largest residential deals of 2023. Brandt also placed fifth in The Real Deal ’s 2024 Palm Beach County broker ranking, with $319.3 million in on-market sales. Image of 230 Royal Palm Way, Palm Beach The expansion comes at a time when Premier Estate Properties is firmly solidifying its reputation as a leader in ultra-luxury real estate. “Opening on Banker’s Row is not just about expansion; it’s a strategic move to align our presence with the heartbeat of Palm Beach’s financial and real estate community,” said Carmen D’Angelo, Broker and Owner. “This address places us exactly where our clients’ business, investments, and lifestyles intersect—ensuring we remain the first call for those buying or selling at the very top of the market.” Brandt, who launched her real estate career on Palm Beach Island in 2019, said the new location allows for both privacy and proximity. While Premier’s Worth Avenue office is located along the island’s main retail corridor, the new Royal Palm Way address provides a discreet, easily accessible space for her high-profile clients—many of whom value privacy away from the tourist flow. Image of 230 Royal Palm Way, Palm Beach The space is currently undergoing a full renovation, led by a hand-selected interior designer to reflect both the Premier brand and Brandt’s refined aesthetic. The office is zoned for real estate and banking and places the firm shoulder-to-shoulder with hedge funds, private equity firms, and other high-level financial institutions that call Banker’s Row home. Premier signed a four-year lease for the space beginning August 1. Once open, it will serve as a long-term base of operations for Brandt and her dedicated team of five staff members. As the exclusive Palm Beach Island affiliate of Christie’s International Real Estate, Premier Estate Properties continues to deliver world-class service, global exposure, and unmatched market expertise. With this new addition, the firm’s portfolio now includes seven offices across South Florida—including Boca Raton, Fort Lauderdale, Delray Beach, and Vero Beach—with the Banker’s Row expansion marking its latest milestone in a legacy of excellence.

  • A rare waterfront community in South Tampa’s Westshore Marina District

Tampa’s Westshore Marina District has quickly become one of the most thoughtfully designed waterfront neighborhoods in the region. Located at the intersection of Gandy and Westshore Boulevards, the 52-acre master-planned district combines residential living with boutique retail, parks, and Tampa’s largest private deepwater marina—all set along the edge of Old Tampa Bay. Its layout emphasizes walkability and everyday access to the water, with 1.5 miles of scenic trails, public green space, and views that connect the district back to the city and coast. At the heart of it all is Marina Pointe, a residential development that continues to shape the skyline and lifestyle of South Tampa’s waterfront. Tower I has officially sold out, closing with a $3.1 million penthouse, and Tower II is currently selling, with construction anticipated to begin in 2026. While interest continues to grow, much of what defines the community is already in place. Residents are steps from Marina Landings, a compact dining and retail village featuring local businesses like Cru Cellars and Duckweed Grocery, and have access to one of the only private deepwater marinas in the area accommodating vessels up to 90 feet.  Rendering of Westshore Marina District, Tampa Adding to the energy of the Westshore Marina District is the Sunday Market, held on the fourth Sunday of every month just steps from Marina Pointe. Set along the waterfront promenade, the market brings together over 70 local vendors offering fresh produce, artisan goods, and gourmet bites. With live music, food trucks, and scenic views of the marina, it’s become a neighborhood tradition that reflects the district’s growing sense of community and connection. Rendering of Marina Pointe Sports Simulator A limited collection of Harbour Homes adds a unique dimension to the project. Seven of these multi-level residences are already completed and occupied, offering a rare layout that includes private elevator access, flexible interior space, and private front yards—along with direct access to the resort-style amenity deck. With more Harbour Homes preparing to launch soon, this growing collection represents one of the most distinctive living opportunities within the district, especially for those seeking the feel of a single-family home with the benefits of a connected, highly-amenitized community. Rendering of Marina Pointe Interiors, Clear pH Tower II will introduce 151 new residences and expand the Harbour Homes offering, with floor plans ranging from approximately 1,100 to over 3,300 square feet. Pricing begins in the low $1 millions and exceeds $4 million for select residences. Amenities continue to mirror the ease of a resort: yoga lawns, spa treatment rooms, a high-tech golf simulator, and guest suites for visiting friends or family. Wellness spaces, entertainment lounges, and a 24-hour concierge complete the lifestyle offering, combining privacy with everyday convenience. Rendering of Marina Pointe Interiors, Clear pH The 13-acre deepwater marina is a key part of that experience. Professionally managed with a dedicated dockmaster and 24-hour security, it’s one of the few private marinas in the region able to accommodate yachts up to 90 feet. For residents, it means seamless access to the water without sacrificing service or security. Living in the Westshore Marina District also means staying connected to the wider city. Downtown Tampa is less than 15 minutes away, as are the airport, International Plaza, and the commercial corridor of Westshore. It’s a location that offers daily convenience without the density of a downtown core, and it reflects a broader shift in how people are thinking about urban living—more outdoor space, more access to water, and less reliance on a car. Rendering of Marina Pointe Interiors, Clear pH That shift is showing up in the data. According to KAYAK, Tampa was the top trending U.S. destination for summer 2025, with travel searches up 85% year over year. Travel + Leisure  attributes the momentum to the city’s growing waterfront, diverse neighborhoods, and easy access to culture, parks, and coastline. The Westshore Marina District fits squarely into that landscape—not as an isolated development, but as a walkable, layered neighborhood that’s already delivering on the promise of that lifestyle. With Tower II on the horizon and more Harbour Homes on the way, the focus isn’t just on what’s coming. It’s on what’s already here.

  • New York City’s AMAVI makes its Midtown debut

AMAVI has officially landed in Midtown Miami, bringing coastal Mediterranean flavor and serious nighttime energy to one of the city’s fastest-evolving neighborhoods. The New York-born concept opened over the weekend in the former MAU space, and it’s already turning heads with its bold dishes, moody interiors, and seamless indoor-outdoor flow. From the Aegean Coast to North Africa, the menu pulls from across the region—but the vibe is distinctly Miami. Interior Image of AMAVI, Ruben Cabrera The design sets the tone the moment you walk in. Tall archways, textured Venetian plaster, and reclaimed brass fixtures give the space a warm, layered feel, while a sculptural gold mesh net floats above the central walkway, hinting at what’s to come after dark. Lush greenery wraps the patio in a sense of privacy, with lighting that shifts from soft and ambient to sharp and theatrical as the evening progresses. By late night, the restaurant’s layout subtly transforms—lights dim, music rises, and the elevated walkway glows beneath DJs spinning at the back of the room. Spreads at AMAVI, James Livingston At the center of it all is Executive Chef Tolga Mutlu, who leads the Miami kitchen with a style that’s both grounded in tradition and responsive to the city’s rhythm. Dishes are rich in coastal influence, from the sumac-dusted lamb chops glazed in pomegranate molasses to whole branzino grilled with fresh herbs and presented tableside. Pasta is made in-house daily, including a standout lobster version that’s already drawing repeat orders. Small plates feature mezze spreads, wood-fired vegetables, and seasonal salads that highlight fresh produce without overcomplicating it. Much of the menu is designed for sharing, though there’s enough structure to support a full coursed-out dinner. Local seafood, warm pita, and bright citrus flavors thread through the offerings, giving the table a sense of movement and balance. Even the vegetarian options hold their own—smoky eggplant, whipped feta, and vibrant greens carry the same sense of detail as the mains. Interior Image of AMAVI, Ruben Cabrera The bar stretches 33 feet along the main room, built from slabs of deep brown natural stone. Its presence anchors the space without drawing too much attention, while the drinks offer a subtle nod to AMAVI’s roots . There’s date and vanilla-infused coffee liqueur in the Espress Yourself , mezcal and pineapple in the Dolce Vento , and elderflower with hibiscus tincture in the Jardin Margarita . Each is layered but approachable—cocktails that evolve with the evening rather than interrupt it. Cocktails at AMAVI, James Livingston AMAVI moves with a pace that feels intentional. Weeknights begin with a low-key happy hour that draws in professionals from the surrounding offices and residences. Dinner service starts early and builds slowly, with the kitchen pacing itself as guests ease into the night. By the time the lights shift and the walkway starts to glow, the room feels like something between a dinner party and a lounge. It’s a rhythm that’s hard to fake—and one that fits right into the current moment in Miami dining. Interior Image of AMAVI, Ruben Cabrera Located at 3252 NE 1st Ave, Suite 109, AMAVI is now open Wednesday through Sunday. Hours run from 5 p.m. to midnight on Wednesdays and Sundays, and 5 p.m. to 2 a.m. Thursday through Saturday. Reservations are available at Resy.com , and the Midtown location is already becoming a nightly destination.

  • A first look at the Andaz Toronto within One Bloor West

A bold new chapter is unfolding above Toronto’s Bloor-Yorkville corridor, where the long-anticipated Andaz Toronto is set to take shape within the supertall One Bloor West . Rendering of One Bloor West Andaz Toronto marks Hyatt’s second venture into the Canadian market under its design-forward, lifestyle-focused, Andaz brand . Expected to open with approximately 130-160 rooms — Andaz Toronto will bring the brand’s signature approach to vibrant public spaces, curated dining, and elevated wellness offerings—including a rooftop pool deck that promises commanding views over downtown Toronto. The hotel's interiors encompassing the common areas, event spaces, two distinct food and beverage experiences, as well as the guest rooms and suites—are being crafted by Toronto’s acclaimed DesignAgency . Known for their tailored, narrative-driven approach to hospitality design, DesignAgency’s concept imagery reveals a sophisticated aesthetic that reflects the energy and diversity of the surrounding city. The hotel forms part of the broader One Bloor West (formerly known as The One) development, a project whose story has become one of both soaring ambition and significant setbacks.  Rendering of One Bloor West, Foster + Partners Originally announced over a decade ago by Mizrahi Developments , the tower was envisioned as Canada’s tallest building. Financial troubles brought construction to a halt, and has since found new footing under the stewardship of Tridel , one of Canada’s most prominent high-rise residential developers, and has been rebranded as One Bloor West. Construction resumed in 2024 with a new phased approach. Once complete, One Bloor West is expected to reach a height of 1109 feet, making it Canada’s second tallest residential tower behind the future SkyTower at Pinnacle One Yonge. The building, designed by London-based Foster + Partners , will house luxury condominiums, flagship retail, and the Andaz hotel, creating a mixed-use landmark that redefines the city’s skyline. Originally targeted for completion by 2025, the hotel’s debut is now more realistically projected between 2027 and 2028.

  • The Motley marks a bold new entrance to Midtown Nashville

A new era is underway at the gateway between Midtown and Downtown Nashville, where The Motley  is rising at the corner of Church Street and 14th Avenue North. This ambitious mixed-use development—led by IPB Properties and designed by HASTINGS Architecture—promises to reshape the corridor with a bold, pedestrian-forward vision blending residential density, destination retail, and contemporary design rooted in local history. Rendering of The Motley, HASTINGS Phase One of The Motley is currently under construction and will introduce a 26-story residential tower with 326 high-end rental units, set above more than 15,000 square feet of curated restaurant and retail space. As one of three towers planned for the site, this first phase sets the tone for the entire development, with Hastings' design referencing the site’s industrial past as a dairy plant through precast façades evoking stainless steel silos and a base lined with dramatic “dancing” arches. Rendering of The Motley, HASTINGS Anchoring the project is a central plaza designed as an outdoor hub, where layered pathways, portals, and lush landscaping invite gathering and movement. With pedestrian access prioritized and a four-story underground parking garage tucked discreetly below grade, the project introduces a “stramp” (stair-ramp hybrid) that connects the plaza to nearby office zones and navigates a 12-foot elevation change in style. Vehicular access is minimized and cleverly hidden beneath a sloped dog park, keeping the focus on foot traffic and open-air vibrancy. Rendering of The Motley, HASTINGS Commercial leasing is being led by OJAS, with retail spaces marketed as ideal locations for flagship restaurants, boutique shopping, and local lifestyle brands. The layout includes a double-height 6,400-square-foot space facing Church Street and 14th Avenue, two additional shells facing 15th Avenue totaling more than 6,600 square feet, and patio-ready retail adjacent to the plaza with high-visibility wraparound windows. All will be delivered in cold dark shell condition, with on-site retail parking and premium street exposure. The Motley will change the retail and pedestrian experience, with a vision that is amplified by over 1 million square feet of planned adjacent mixed-use projects in the immediate area. As the closest major retail node to Nashville Yards, The Motley extends the Gulch’s energy and foot traffic into Midtown, bringing continuity and vitality along the Church Street corridor. Rendering of The Motley, HASTINGS Beyond just retail and residences, the larger Motley masterplan envisions up to 1,350 multifamily units or a mix of 1,150 residences and 200 hotel rooms across the three towers. Over 70,000 square feet of commercial space is ultimately planned, positioning the development as a major new destination within Nashville’s growing downtown fringe. Public art will also play a key role in shaping the project’s identity, with the current site showcasing three 20-foot pillars wrapped in original illustrations from local artists, including Nashville-based Maggie Sanger. Construction of Phase One is expected to be complete by 2027.
