  • Margit Brandt says up to 30% of Wall Street is interested in moving to South Florida

Palm Beach continues to draw attention as New York faces growing political and economic uncertainty. In a recent Bloomberg interview, Premier Estate Properties’ Margit Brandt , a leading voice in luxury real estate, described what she calls the “Fourth Migration” of New Yorkers heading to Palm Beach Island. “I’m a New Yorker. I grew up here, and I think what’s happening now feels very different,” Brandt explained. The momentum, she noted, is being driven by more than just taxes. The potential election of Mayoral candidate Mamdani has created a new wave of buyers for South Florida, according to Brandt. From Wall Street executives to families seeking stability, the migration has become a defining trend. Image of Margit Brandt, Premier Estate Properties Prices on Palm Beach Island have not only remained strong, but continued appreciating, with decades of historical progression showing a steady incline. For those considering a move, Brandt emphasized, “Now is the time.” She pointed to billions of dollars being invested locally by Stephen Ross, the Related Ross founder whom she dubbed the previous “King of New York.” His vision for West Palm Beach includes schools, offices, condominiums, entertainment, and cultural infrastructure—laying the foundation for a city that Brandt says is transforming into “what Tribeca felt like ten years ago.” For those worried about leaving behind the comforts of Manhattan, Brandt was quick to add reassurance: “All of your favorite New York staples have already opened shop in the Palm Beach area.” From restaurants like Milos, Le Bilbloquet, La Goulou, to venues like Eataly, boutiques and exercise brands like Equinox, the connections between the two markets grow stronger by the year. Looking ahead, Brandt forecasted that up to 30% of Wall Street is at least open-minded to moving to South Florida—particularly if political shifts in New York accelerate under leadership such as that of Assemblyman Zohran Mamdani. “Palm Beach is no longer just a second home escape,” she noted. “It’s becoming a permanent base for some of the most influential players in finance and culture.” Rendering of 10 & 15 CityPlace, West Palm Beach As the Fourth Migration potentially gains momentum, Brandt’s message is clear: Palm Beach is not just keeping pace with New York—it’s rising as its counterpart in the South, offering stability, opportunity, and an unmatched lifestyle. And whether you are viewing South Florida as just a hedge against New York so that you have both options or a life boat if you may fully relocate, she tells Bloomberg that many buyers are getting ahead of the NYC Mayoral Election and putting the wheels in motion for their South Florida moves as early as this past Summer and into this Fall.

  • PopUp Bagels opens its first Florida outpost in Tampa, with plans for 300 locations nationwide

PopUp Bagels , the award-winning “Not Famous But Known®” brand, has officially opened its first Florida location at 4528 W. Kennedy Blvd. in Tampa’s Westshore neighborhood. Known for bagels with crispy crusts, chewy centers, and its signature “Grip, Rip and Dip®” approach, the new shop brings the brand’s cult-favorite style south for the first time. Image of PopUp Bagels Tampa Open daily from 6:30 a.m. to 3 p.m., the Tampa store serves hot, whole, unsliced bagels straight from the oven, accompanied by rotating schmears ranging from bold flavors like pesto butter to inventive twists on classics such as scallion cream cheese. The Tampa debut marks a milestone moment for PopUp Bagels as it begins its Florida expansion, with roughly 30 additional locations planned across the state over the next year in cities like Orlando, West Palm Beach's CityPlace, Delray Beach, and Miami. The shop joins a national network that started as a backyard pickup in Connecticut in 2020, quickly earning attention through two Brooklyn BagelFest wins and growing into permanent stores across New York, Connecticut, and Massachusetts. Franchise partner Kal Gullapalli, who is leading Florida’s rollout, emphasized that the Sunshine State deserves great bagels, noting Tampa as just the beginning of a statewide wave. This local launch comes on the heels of a much larger national strategy: PopUp Bagels recently announced agreements for 300 new franchise locations across 10 states, aiming to reach 100 open shops by the end of 2027. With regional production hubs and a pre-order model designed to guarantee peak freshness, the company is scaling fast while keeping its focus on quality. For Florida residents, it means a new bagel ritual has arrived—hot, unsliced, and ready to grip, rip, and dip—cementing Tampa as the first of many hubs for PopUp’s growing fan base.

One of Palm Beach’s most storied landmarks is set for a grand revival. In partnership with the Reuben Brothers, Oetker Hotels—formerly known as Oetker Collection—will debut its first U.S. property when The Vineta Hotel opens in Fall 2025, restoring a nearly century-old icon to its original name and stature. Rendering of The Vineta Pool, Oetker Hotels The rebrand to Oetker Hotels, announced in July 2025, underscores the group’s strategy to strengthen global recognition as it expands beyond its European and Caribbean strongholds. “As our portfolio steadily expands, we are committed to strengthening our brand awareness and recognition,” said CEO Timo Gruenert. Rendering of The Vineta Social Space, Oetker Hotels “This move signifies our ambition to be known globally for doing just one thing and one thing exceptionally well—and that is creating masterpiece hotels.” The group will retain its “Masterpiece Collection” signature in branding while sharpening awareness of Oetker Hotels as a premier name in luxury hospitality. Rendering of The Vineta Suite, Oetker Hotels Originally opened in 1926 as the Lido-Venice and rebranded The Vineta two years later, the hotel spent five decades under that name before a series of transformations—including a brief stint as condos in the 1980s and its most recent life as The Chesterfield. Now, after a meticulous restoration, the property is returning to its roots. Rendering of The Vineta, Oetker Hotels Just two blocks from Worth Avenue and steps from the beach, The Vineta will feature 41 guestrooms and suites—down from the previous 53 to create more generous layouts—crafted by Paris-based designer Tino Zervudachi. The building’s pale-pink Mediterranean Revival façade, a Palm Beach classic, remains intact while interiors embrace a modern, relaxed elegance. Rendering of The Vineta Social Space, Oetker Hotels The hotel will center around four signature social spaces: Coco’s restaurant, led by Executive Chef Sébastian Broda and Pastry Chef Tarek of Hotel du Cap-Eden-Roc; a lively statement bar; a reimagined lounge; and a lush courtyard designed for alfresco gatherings. • BNA’s Concourse A is tripling in size and will bring new amenities

Nashville International Airport (BNA) has officially entered a bold new chapter in its 12-year overhaul, launching the New Horizon program following the completion of the Concourse D extension—marking a watershed moment in the airport’s ongoing evolution. BNA’s growth has been remarkable, with passenger volumes setting records for four consecutive years and reaching 24.8 million travelers in the 2024–25 fiscal year—far surpassing pre-pandemic levels. Rendering of Concourse A, Hensel Phelps Building on the success of BNA Vision, which wrapped in February 2024, New Horizon represents the airport’s ambitious next phase, with an estimated $3 billion price tag and a projected full completion by 2029. Combined, BNA Vision and New Horizon bring the total investment in the airport’s transformation to an extraordinary $4.5 billion since 2017. Rendering of Concourse A, Hensel Phelps The first major milestone under New Horizon came on July 8, 2025, when BNA unveiled its newly expanded Concourse D. This project added five gates, increasing the concourse total from six to eleven, and introduced more than 161,000 square feet of new space. Passengers are now welcomed by a moving walkway—the first in the airport’s history—a vibrant “record node” rotunda with panoramic windows, and an outdoor terrace with sweeping views of the ramp and downtown Nashville. The expansion also includes eight new shops, restaurants, and cafés, as well as three original art installations. Rendering of Concourse A, Hensel Phelps The most significant project now underway is the complete reconstruction of Concourse A, scheduled to open on July 11, 2028. The $855 million effort will demolish the existing concourse and replace it with a facility nearly three times its current size, featuring 16 gates and adding 374,000 square feet of terminal space. Rendering of Concourse A, Hensel Phelps Plans call for two baggage claim devices, two 120-foot moving walkways, 24 ticket counters, 28,000 square feet of concessions, expanded restrooms, a mother’s room, a service animal relief area, a departures-level terrace, and 20,000 square feet of mezzanine airline lounges with both indoor balcony and outdoor terrace seating. The project also includes expanded ticketing and baggage claim areas on the north side of the terminal, ultimately increasing BNA’s gate total from 54 to 70, and enabling the airport to accommodate up to 40 million passengers per year. Rendering of Concourse A, Hensel Phelps Other New Horizon projects already in progress include the Central Ramp Expansion, slated for completion by September 30, 2027. The airport is also upgrading its baggage handling system, with completion planned for 2028, introducing automated flight-level sorting, faster security checks, and enhanced luggage handling designed to meet the demands of BNA’s projected growth. Terminal Access Roadway Improvements (TARI) are scheduled through 2029, expanding roadway lanes to two for arrivals and two for departures, improving parking and rental car facilities, and creating a consolidated employee and valet staging lot. Rendering of Concourse A, Hensel Phelps BNA is also installing electrochromic glass that automatically adjusts its tint to reduce heat gain in summer and maximize sunlight in winter, reusing rock excavated from roadway construction to minimize transportation emissions, and implementing a geothermal lake plate cooling system in a converted quarry that cuts energy usage by 50% while providing irrigation water. The Parking & Transportation Center features a Park Assist® guidance system, electric vehicle charging stations, and LED lighting to further improve efficiency. The New Horizon program is designed to keep pace with this momentum, future-proofing the airport for decades to come.

  • The second-ever Orient Express hotel unveiled in Venice

Orient Express is set to expand its hospitality portfolio in Italy with the upcoming opening of Palazzo Donà Giovannelli , a landmark property originally constructed in 1436 and attributed to master architect Filippo Calendario, the visionary behind the Doge’s Palace . Situated where two canals meet in the Cannaregio district, the 15th-century palace is scheduled to welcome guests in April 2026 and is now accepting reservations. Once the private residence of the Donà and Giovannelli families, it was later gifted to the Duke of Urbino. Orient Express Palazzo Donà Giovannelli, Aline Asmar d’Amman The restoration has been led by architect and interior designer Aline Asmar d’Amman and her studio, Culture in Architecture , who have approached the project as both a preservation of heritage and a reimagining for contemporary hospitality. Original frescoes, mosaic floors, and carved stone details have been carefully revived, while new interventions bring light and spatial clarity to the interiors. The property’s octagonal staircase, designed in the 19th century by Giovanni Battista Meduna, remains a focal point, crowned by a vaulted ceiling of stone and glass. Library of Cultures, Orient Express Palazzo Donà Giovannelli The Piano Nobile, or main floor, will host the Vittoria Ballroom, first created for the 1548 wedding of Princess Vittoria Farnese; the Library of Cultures, decorated with lapis lazuli pigments and gilded woodwork; and the Music Room, recalling the gatherings of Venice’s golden age. Palazzo Donà Giovannelli will offer 47 accommodations, including 29 rooms, 16 suites, and two of the first-ever Orient Express Apartments situated in an adjacent building — all positioned to overlook either the Rio di Noale canal or the property’s private gardens.  Orient Express Palazzo Donà Giovannelli Lobby Culinary offerings will include an intimate fine‑dining restaurant with private boat access, an all‑day dining space overlooking the internal courtyard and gardens, and the Wagon Bar— a venue inspired by the brand’s rail legacy. If it follows tradition, it will echo the sociable spirit of the Venice Simplon‑Orient‑Express bar car: a place to meet fellow travelers over expertly crafted cocktails and live piano music. Guests arriving on the La Dolce Vita Orient Express train can arrive at Santa Lucia Station and reach the hotel on foot or by boat. Palazzo Donà Giovannelli’s arrival in Venice follows the recent opening of Orient Express La Minerva in Rome and forms part of the brand’s broader development strategy under the Accor Group in partnership with LVMH . Together with its luxury train experiences and future ventures, including the sailing yacht Orient Express Corinthian , the property represents a continuation of the brand’s heritage as an artisan of travel — combining architectural preservation, cultural narrative, and distinctive hospitality in one of the city’s most storied locations.
